Baton Rouge Real Estate Appraiser News’s insight into this news:
National Association of Home Builders says Baton Rouge Is the Best-Performing Major Metro in the United States on August 13 2014.
This is more Fantastic news for our Greater Baton Rouge Housing Market! It’s been a very busy home buying season beginning in February of this year. New Homes have been limited due to low supply and the outlook for GBR is very encouraging.
Evenly Spread New Home Prices and Energy Efficient Homes by DSLD Homes. What I find it encouraging that new home prices run from low $82/sf to $304/sf, not just from say $136/sf and up. The largest local Builder by far is DSLD Homes offering energy efficient homes from $101/sf up to $143/sf, most under an affordable $117/sf. The reason DSLD is such a huge success is reasonable pricing and features like 1″ foil insulation in attics, ample insulation, tankless hot water heaters, energy efficient Lennox units, insulated garage doors and reasonably priced slab granite upgrades. And, these are features very few other local Builders offer for a reasonable cost point of view. I see DSLD setting the “features standard” on what a new home should have as opposed to the “same old-same old” from some other Builders who want high prices for outdated features, like installing a too small 40 gallon hot water heater in a 4 bedroom in a Prairieville Home in Weston Court. In the Appraisal Business, we call that built-in “Functional Obsolescence”.
