Baton Rouge REALTOR® Jeanne Stroda asks, “In a condo development, is there more value to an upstairs unit or downstairs unit?”
This is a tough question in Baton Rouge because the vast majority of condos or condo conversions have 2 stories (Bluebonnet Condos, Carriage Place, Cypress Point, Highland Oaks, Jefferson Condos).
However, in Claycut Place Condos where there’s first and second floor units, GBRMLS is showing first floor units selling for more in general and at higher sold price per sq. ft.. This may or may not be the same case for all developments, but as a general rule in condos, buyers like 1st floors and end units.
Baton Rouge REALTOR®, Alexa Ritchie stated, ” Depends on view to me!”
I agree with Alexa on view. If you’re in Lake Plaza Condos in 70809 with a unit overlooking that large lake, then a 2nd floor unit might be more desirable. However, if view isn’t a feature like in Bayou Rouge, then generally I think most buyers will prefer the first floor, especially when age is a marketing factor.
