Here’s the home sales within Greater Baton Rouge for the month of September 2013 as of Octbober 8th. The slowdown is naturally seasonal as more home sales typically take place between April through August and is not a major reason for alarm. Home sales are somewhat seasonal and we are going into the slower Winter months for home sales. When referring to “Greater Baton Rouge Home Sales”, I’m including the four closest Parishes near Baton Rouge: East Baton Rouge, West Baton Rouge, Ascension and Livingston Parishes.
Home sales in September 2013 of 679 sales were down significantly from August 2013 of 868, sales down 189 or -21.7%.

East Baton Rouge: 477 vs 369, Down 108 or -22%
Ascension Parish: 199 vs 142, Down 57 or -29%
Livingston Parish: 161 vs 144, Down 17 or -11%
West Baton Rouge: 31 vs 24, Down 7 or -23%
On average, home sales were down 21% from August 2013 versus September 2013

East Baton Rouge: 344 vs 369, Up 25 or +7%
Ascension Parish: 155 vs 142, Down 13 or -8%
Livingston Parish: 144 vs 144, Even or 0% Change
West Baton Rouge: 18 vs 24, Up 6 or +33%
On average, home sales were basically flat or majorly unchanged from September 2012 versus September 2013
GREATER BATON ROUGE HOME PRICES.
The median sales price for September 2013 was around $170,000 which is down about $5,000 thousand dollars lower than the August 2013 Median sales of $175,050. For the 2013 year, the median sales price has been $175,000, which is up from $168,000 as of September 2012, an increase of $7,000 or +4.2%.
Greater Baton Rouge Housing Glaring September Strengths
Luxury Homes Subdivisions in 70808, 70809 and 70810 are experiencing highs. In CCLA, a $1,750,000 sale. In Santa Maria, 2 sales for $1,150,000 and $1,275,000. In Lakes At Highland, a $617,000 sale. Shenandoah Estates 6 sales show average $91/sf. Springlake at Bluebonnet Highlands 6 sales shows $136/sf average. City of Central and Zachary are performing well based on favorable school districts. Ascension has seen strong sales volume this year with prices stable to slightly increasing. Livingston Parish median sales price is up to $155,000 from about $150,000 in 2012.
Greater Baton Rouge Housing Glaring September Weakness
In Baton Rouge, Zip Codes 70805, 70811, 70812 and 70814 remain weak. While Sherwood Forest 70815 prices are recovering, 11 sales show they’re still low at only $66/sf. Broadmoor was especially weak in September 6 sales resulting in median of $126,500 or only $51/sf. The City of Baker housing market remains very weak with sold price per sq. ft. on table below showing $33, $32, $9, $17, $37 and only $24/sf.
