Baton Rouge Renovating Mistakes That May Hurt Home Resale Value
I wanted to share these Coldwell Banker tips on renovating a home to sell the right way, by not skimping on materials and avoiding trendy upgrades. Renovating a home CAN BE VERY, VERY EXPENSIVE, possibly costing double what it did as new. For example, I was recently told by a homeowner in a $145,000 subdivision that it would cost $80,000 to convert the Garage into a Main Bedroom and Bathroom. His second bid received was for $45,000. This is a process that needs to be planned, organized and very well thought out by both you and your remodeler.

On the “Don’t Skimp On The Materials”…. R.E. Investors are all about buying very low and selling at nose bleed high prices and doing as little renovation to get to the closing table. Just this year, I’ve noticed very shoddy renovations where the materials were cheap and the effort lackluster. RE Investors like to make the obvious shiny and new, the smaller expense items, but mislead on the larger ticket items, such as the roof, central heat/air, potential plumbing problems, lack of insulation, not replacing old and damaged attic drop stairs. DON’T LET REAL ESTATE INVESTORS FOOL YOU WITH SHINY OBJECTS!
