A search of GBRMLS from 01/01/2008 to 12/31/2012 revealed 286 sales. The Average Sales Prices during this period has increased 1.7% after the 2011 correction. There’s no doubt that the year 2011 was the Year of Correction for Baton Rouge Real Estate. The Median Sales Prices during this period increased 3.3%.

Shenandoah Estates One Year Volume and Absorption Rate
The sold volume was strongest during the two (2) peak sales quarters and April and July 2012 at 83% and 383%. In January 2013, sold volume has declined 50%, which is natural for the slowest winter months.
The absorption was strongest during the two (2) peak sales quarters and April and July 2012 at 3.6 homes selling in April 2012 and 9.6 home selling July 2012. In January 2013, absorption has declined to only 1 sale, which is natural for the slowest winter months.
