For Woodridge Subdivision, there’s the older years 2005-2007 sections and then the newer rear section on Quail Grove Avenue. Each section has different price points, the new homes section is higher than existing older section.
Older Section Homes and 2012 Home Sales
For 2012, the existing homes from 1-3 to 6-10 years of age have experienced four (4) home sales from $295,000, $335,000, $348,000 and $399,000, from $134/sf, $135/sf, $142/sf and $153/sf. The $399,000 $153/sf sale at 8712 Fox Gate Drive was of an exceptional home with larger culdesac lot, gunite pool and elaborate brick courtyard. It’s believed this seller lost money on this sale because they originally purchased in 10/2077 for $380,000 and a +$19,000 increase wouldn’t cover the cost of the gunite pool, brick courtyard nor Real Esate Commission to sell this home.
Newer Section Homes and 2012 New Home Sales
For 2012, new homes has experienced seven (7) home sales from $329,900, $339,000, $345,000, $349,000, $359,900, $369,000 and $375,000, from $150/sf, $147/sf, $158/sf, $150/sf, $148/sf, $147/sf and $145/sf. The Average Sales Price was $352,400, Median $349,000, Average Sold Price Per Sq. Ft. $149.06 and Average Days on Market 123.
