SLAB GRANITE COUNTERS POPLAR UPGRADE. As a local Home Appraiser, I’m in dozens of homes each month and it seems that slab granite counters are a preferred quality upgrade for Kitchen and Bathroom counters.

DOES IT MAKE ECONOMIC SENSE TO DO SO?
Sometimes this upgrade makes economic sense and sometimes it does not. Installing $8,000 of slab granite counters in a home under $160,000 just doesn’t make economic sense as the homeowner is highly unlikely to be able to sell their home for the additional cost. A home in the $250’s might have a better chance of a dollar-for-dollar return. And, this depends on how long you plan on remaining in the home and if resale value or return on investment is a concern to you. Two questions to ask are: 1.) What does the typical home in my subdivision have in terms of quality features? And, 2.) Will my installation of any quality upgrade be considered an “overimprovement” by a potential home buyer? Sure, $8,000 in new slab granite will certainly help sell a home faster in this market, BUT will you get your money invested back at the time of sale? It’s easy to over improve a home, to spend thousands adding quality upgrades that the market simply won’t pay dollar-for-dollar in return.
