From this GBRMLS chart above, we can see that while the average and median sold prices have DECLINED from 2008 to 2010, the average sold price per sq. ft. have continued to INCREASE. The average sold price declined by -$9,529 or -4.4%. The median sold price declined by -$20,000 or -9.3%. The average sold price price per sq. ft. has increased by +$4.80/sf or +5.1%. The average listing price to sales price ratio continues to hover between 96% to 97% of asking price. And, the total number of solds is above 2008 levels of 9 sales but below 2009 levels of 23 sales.
